In support of its business growth plans and to capitalise on operational synergies by consolidating four sites, BagTrans has moved into a new purpose built warehouse facility in Eastern Creek, situated in Sydney’s north west.
“Consolidating four sites into one operation took plenty of planning and forward thinking to take the future needs of our clients,” said BagTrans CEO Habib Francis.
“We started looking about three years ago for the depot that offered us the right-sized warehouse with extra hardstand, but found this style of facility did not exist”.
Approximately 12 months ago BagTrans decided to create the depot it was looking for, in partnership with industrial property developer Altis Property Partners.
BagTrans undertook an analysis of its current and future needs while being very mindful of its clients’ service needs, and designed a facility that suited the site.
In consultation with western Sydney Industrial property agent Thomas Muller from Raine and Horne Commercial (Homebush), Altis constructed a 5,000 sqm cross-dock industrial facility, including 1ha hardstand area and 3,500 sqm all-weather awnings, as well as a fully automatic truck wash on approximately 2.7 ha of land.
The site is in close proximity to other purpose-built warehouses including Metcash, Linfox, Bantex Australia and Toll Logistics and within close proximity to the M4 and M7 Motorways.
Eastern Creek continues to attract leading companies into the area. Mr Muller said the deal was a good one for both parties and an example of how the dip in land values owing to the GFC had allowed a property developer to purchase an industrial parcel of land and remain competitive on the rental. Competition for pre-lease enquiries has kept growth in rental rates to a minimum.
