There are a hundred reasons to replace your light fittings, probably a million: the main one being, 'if you switch out your old fixtures for more energy-efficient ones, you'll save yourself some money'.

But it's not just homeowners who need to think about their fuel bills: landlords need to look out for their tenants, too. Landlords can get a bad rap, but creating an attractive property with the onus on caring for your tenants' outgoings can foster a healthy landlord-renter relationship.

And as Easyroomate expert Jonathan Moore explains, such simple changes such as fitting bathroom ceiling spotlights could make your rental property more appealing.

"There are a variety of ways that landlords can make their property appear more desirable," says the expert. "This includes freshening up the kitchen and updating the bathroom by replacing handles, changing light fittings and in re-grouting tiles in the bathroom. A fresh coat of paint throughout the property will also help to make your property look clean and inviting.

"Another way in which landlords can make their property attractive is to consider providing rooms fully furnished as it prevents potential tenants from having to shell out for the essentials, and positions your property as a cost effective alternative to the competition," he continued.

The comments came as more and more potential tenants and renters are looking for eco-friendly solutions in potential properties, with high fuel costs being a major concern. As a result, Rent found that potential tenants are looking for insulation, double-glazing and energy-efficiency lighting to be installed in their properties before they sign a lease.

And it can be a boon when you're showing your property, too. Simple fixtures such as bathroom lights make all the difference in pokey rooms with little natural illumination, and the savvy addition of backlit mirrors or spotlights in the shower can show that you care about the practicalities of day-to-day living.
